Most Sudbury garage floors fail the same way and it is worth understanding why.

The city stays below freezing for months at a stretch. Salt-laden meltwater goes into the slab and stays there, frozen, instead of drying out between thaws.

When spring finally arrives it all releases at once. The top few millimetres of concrete come away as flakes and grey powder, worst near the door where the most brine lands.

Once that starts it accelerates. Each spring takes a little more. Sealing the slab stops the cycle before it begins, and coating a floor that has already started flaking arrests it.

Hot Tire Pickup, And Why Kits Lose

Warm tires pulling into a cold garage grip a coating hard as they cool. A weak coating comes up with them, leaving bare patches exactly where you park.

This is the standard failure of retail garage floor kits. They rely on acid etching rather than diamond grinding, so the bond is chemical and shallow rather than mechanical and deep.

They are also thin. A kit floor is a fraction of the build of a professional system, which leaves nothing to lose when grit gets under a tire.

We grind, we build proper thickness, and we finish with a top coat chosen to resist abrasion. That combination is what survives hot tires and winter sand together.

Detached And Unheated Garages

A slab that spends half the year below freezing is not a candidate for standard epoxy in winter. Polyaspartic keeps curing in temperatures that stop epoxy dead, so it does the structural work as well as the finishing.

Timeline And What You Need To Do

Foot traffic is generally fine after about a day. Vehicles go back on after one to two days depending on the system and the temperature.
